The two main criteria are the tenant’s ability to pay the rent and their ability to maintain your property in its current condition. We closely review employment stability and rental history.
A Condition Report is a detailed report that is prepared prior to a new tenancy. It includes coloured photographs and detailed notes about the property. We use this report when a tenant vacates to ensure that it is left in reasonable condition.
For every new tenancy, we’ll conduct an inspection at 3 months. Routine inspections are then conducted every 6 months. You’ll receive a detailed report following each inspection. This will include commentary on each room, photos and any suggestions &/or maintenance that should be addressed to keep your property in its best condition.
We’ll contact you to and discuss the maintenance issue, discuss your options and arrange repairs as per your instructions. If the maintenance is considered an emergency and we’re unable to speak to you, we’ll adopt a common sense approach to resolve the matter on your behalf.
Every 12 months we’ll review the rent with you. We’ll present market comparables to help you make an informed decision about any increase. We’ll ensure we do this in plenty of time to adhere to regulations – renters need a minimum 60 days written notice of an intended rent increase.
We will pursue any late rental payment immediately. If rental payments remain in arrears for 14 days, we’ll serve notice on the renter to vacate.
If a renter wants to vacate prior to their lease expiring they must pay rent until a new renter takes over the lease or the lease expires. At the end of a lease term, a renter must also provide a minimum 28 days of notice, in writing, stating their intention to vacate the premises.
YES! We often hear that rental providers get stuck dealing with a Property Manager that isn’t working out well for them and they’re not sure how to exit the arrangement.
